
March in Kamloops saw the average price of a single family home come in at $667,800.
The price of your average town house was $507,700 and the average price for a condo/apartment was $378,800.
Quinn Pache with Pache Lata Real Estate Group says the first quarter saw a strong amount of sales. “It’s been a really interesting start to the year and and we’ve seen a really strong amount of sales happening, especially in the low end of houses. So really, everything priced between $250,000 for your small apartment up to $750,000 for your single family home. Those are moving really steady, and they’ve been very consistent over January, February and March.”
But, Pache says that with the tariff and overall economic uncertainty, the high end market of houses over a million dollars has slowed down. “We’re just seeing a more consistent amount of sales. Last year they started to pick up in the summertime. We’re seeing things pick up a little bit sooner in the total amount of sales, but but the shift that we’re starting to see right now, especially in the last few weeks, is with the tariffs coming in, we have the election coming up, a lot of people now are deciding, that for the next 30 to 45 days, we want to pump the brakes. That’s something that we didn’t really see last year. So our prediction looking ahead is we’re going to have a little bit of a slowdown this spring season compared to years past.”
Pache says one of the things that realtors in the Kamloops district are seeing right now is a lot of subjects to sales. “People don’t want to make a move without that absolute confidence that their house is going to sell. And we also have, on the other end, a lot of subject to the sellers finding a place. So people will they’ll list their house, they’ll wait to get an offer, and then they’ll go start looking, knowing what numbers they’re dealing with. And really, in those situations, it does create kind of a little bit of a slower market, because people are exercising that abundance of caution to make sure they know exactly what they’re getting into, and they’re not making any uncertain steps.”
There were about 90 more homes sold in the first three months of the year compared to the first three months of 2024.
“Kamloops is a really versatile city with whatever’s going on in the world. We have enough different industries where no matter what prices in this town, they’re not going to plummet. We’re not going to see an End of Days situations. It’s more of a matter of when are people comfortable to pull the trigger on a place.”
“We’re expecting a busy summer and and no matter what you have right now there’s still opportunities for people out there.”
Total sales through three months of 2025 in the Kamloops district come in at 515 compared to 518 in the same three months of 2024.
